In, 2022, intel announced they woul d invest more than $20 billion to build two new fobs just outside Columbus, OH. Since Intel’s announcement, their impact has been significant to the transformation happening in Licking County, just east of Columbus. As we enter into 2024, other tech giants who have invested in Central Ohio now include Microsoft, Meta (Facebook), Google, and Amazon. As you can imagine, the arrival of tech data centers is altering the region’s landscape, especially Licking County farmlands.


Microsoft Land Purchase:


183 Acres in Licking County: Microsoft paid $57 million for a cost of $311,475 per acre.



290 Acres in Pataskala - This land was acquired for $30.7 million for a cost of $105,862



Amazon Land Purchase:


New ALbany bought the land for $70,0000 an acre and sold it back to Intel for $110,0000 an acre

Aligned Data Centers Purchase:


89.4 Acres: Purchased for $13.9 million averaging $155,480 per acre

Our Ask: $1.1 million Loan from Investors for the following:

  • $500k for Services from Lead Partner Firm

    • Secure the Land Under Contract

    • Due Diligence Initiated:

      • Once we know the land can be entitled, re-zoned, and plotted, we will issue these fees to our provider to complete the following work:

        • Land Entitled, Re-Zoned, Plotted

        • Attempt to Secure PIDs for added value on land (not required)

        • Pre-Sell Paper Lots (money is escrowed for purchase of the land)

  • $500k for Asset Management / Legal / Operational Teams:

    • Capital Team to secure and manage money (ensure double signatory on any money so no one person moves money)

    • Legal fees to get Loans structured

    • Investor Relations - Quarterly calls, monthly update emails

    • Project Management / Oversight

Once we close on the land purchase, we will immediately sell 220 acres to pre-selected buyers and pay Investors back out of escrowed monies from paper lots sold. 


Returns & Term: 50% to 100% Interest depending on the speed of the contract closing. 12mo Payoff is 50% Return 18mo Payoff is 75% Return 24mo Payoff is 100% Return
